Paid TDS on a property purchase and need to give your seller the certificate? From 1 April 2026, the property TDS certificate is Form 132, and it must be downloaded from TRACES after Form 141 is processed. This guide shows the exact steps, the details you need, and fixes for common problems. Prefer to skip the hassle? We prepare the challan, file Form 141, and deliver Form 132 for you.

One simple fee covers the challan, Form 141, and the seller certificate. The TDS amount is paid separately to the government.
After you file Form 141 and it is processed, log in to the TRACES portal as a taxpayer with the buyer's PAN, go to Downloads, choose Form 132 (for buyer), enter the tax year, Form 141 acknowledgement number, and seller PAN, then download it from Requested Downloads. Give it to the seller within 15 days from the due date of Form 141.
Form 132 is the TDS certificate issued by the buyer to the seller after property TDS is deducted and deposited. It replaced Form 16B for deductions on or after 1 April 2026. The seller uses it as proof that tax was paid in their name, and checks that the same TDS shows in their AIS and Form 26AS before claiming credit in their income tax return.
| Requirement | Why It Matters |
|---|---|
| Form 141 filed and TDS paid | The certificate cannot be generated without it |
| Form 141 processed | Data must reach TRACES first, usually in a few working days |
| TRACES login with buyer's PAN | Only the buyer (deductor) can request the certificate |
| Form 141 acknowledgement number | Links your request to the correct filing |
| Seller's PAN | Must match the PAN you entered in Form 141 |
| Tax year of the transaction | Use 2026-27 for payments from 1 April 2026 to 31 March 2027 |
Note: Some portal screens may still show older labels such as "Assessment Year". Follow the on-screen instructions and match the year to your transaction.
Follow these steps on the official TRACES portal. Menu names can change slightly, so follow the options shown on your screen.
Form 132 can be generated only after Form 141 is filed, the TDS is paid, and the data is processed. Guides commonly suggest waiting about 5 to 7 working days after filing.
Open the TRACES portal and log in using the buyer's PAN. If you have not registered on TRACES before, register first as a taxpayer.
From the dashboard, go to the Downloads section and choose the Form 132 option for property purchases.
Enter the tax year, the Form 141 acknowledgement number, and the PAN of the seller exactly as filed.
Submit the details and save the download request number shown on the screen.
Go to Requested Downloads, search with your request number, download the certificate, and hand it to the seller within 15 days from the due date of Form 141.
| Stage | Timeline |
|---|---|
| Deduct TDS | At the earlier of payment or credit to the seller |
| Pay TDS and file Form 141 | Within 30 days from the end of the month of deduction |
| Form 132 available on TRACES | After Form 141 is processed, commonly 5 to 7 working days |
| Give Form 132 to seller | Within 15 days from the due date of Form 141 |
Example: TDS deducted on 18 November 2026 is due by 30 December 2026 with Form 141. Form 132 must then reach the seller by 14 January 2027.
Form 141 may still be processing. Wait a few working days after filing and try again.
Re-check the acknowledgement number, seller PAN, and tax year. They must match Form 141 exactly.
